Tax Deeds and Lands Available for Taxes

RealAuction Online Tax Deed Sales

Tax deed sales are held online through RealAuction. Please visit marion.realtaxdeed.com and register in order to view bidding instructions, view properties set for online sales, make actual bids, and make deposits and/or payments.

ALL PROPERTIES ARE SOLD BUYER BEWARE:

Any property that is the subject of the Tax Deed Sale is sold “AS IS” without any warranties or representations of any kind or character, express or implied, with respect to the property, including, but not limited to, warranties or representations as to matters of title, land use, zoning, tax consequences, physical or environmental conditions, availability of access, ingress or egress, valuations, governmental approvals, governmental regulations, or any other matter or thing relating to or affecting the property. Without limiting the foregoing, there are no warranties or representations concerning:

  • (a) the ownership of the property
  • (b) whether the property is subject to any liens, easements or restrictions
  • (c) the land use, zoning, value, condition, merchantability, marketability, profitability, suitability or fitness for a particular use or purpose of the property
  • (d) whether any improvements, including buildings or mobile homes, are locate on the property, or the value thereof
  • (e) the manner or quality of the constructions or construction of materials incorporated into any part of the property
  • (f) the manner, quality, state of repair, or lack of repair of the property, or of any improvements thereon
  • (g) whether utilities are available to the property

The conditions of each sale will be as prescribed by Florida Statutes 197 and the rules of the State of Florida, as outlined by the Dept of Revenue. A non-refundable deposit must be in the bidder’s account on the Monday before the auction. The deposit is $200 for each parcel when the winning bid is $4000.00 or less. If the winning bid is over $4000.00, the deposit is 5% of the winning bid. The deposit is payable by cash, certified funds, cashier’s check, or wire transfer.

BID AMOUNT, DOCUMENTARY STAMPS, AND RECORDING FEES ARE DUE WITHIN 24 HOURS; PAYMENT IS TO BE BY CERTIFIED CHECK, CASH, OR CASHIER’S CHECK.

IF PAYMENT IS MADE BY WIRE TRANSFER, YOU MUST INCLUDE A $6 FEE IN TOTAL FUNDS.

NO PERSONAL CHECKS, TRUSTEE ACCOUNT CHECKS, ACH PAYMENTS, OR CREDIT CARDS WILL BE ACCEPTED. CURRENT TAXES MAY BE DUE AND HAVE NOT BEEN PAID. THE LAND WILL BE SOLD SUBJECT TO THE CURRENT TAXES.

Lands Available for Taxes

The list of Lands Available for Taxes is properties that were offered, but not purchased, at a Tax Deed Sale. After 90 days, any person or governmental unit may purchase the land for the opening bid, plus omitted years’ taxes, as cited in Florida Administrative Code 12D-13.064(3).

The current month’s purchase amounts of the properties available for purchase can be found in the “Lands Available for Taxes Information” portion of this site. These amounts increase each month due to accruing interest and omitted taxes. Also listed is an overview of properties currently available for purchase titled “List of Lands Available for Taxes.”

The purchase amount is payable by certified check, cashier’s check, or money order. Recording fees of $10.00 for the first page and $8.50 for each additional page, and documentary stamps at 70 cents per hundred dollars are also collected. The recording fees and documentary stamps may be paid by certified check, cashier’s check, money order, or personal check. Upon receipt of the funds to purchase a property from the list of Lands Available for Taxes, a tax deed is issued as requested. Checks WILL NOT BE RETURNED UNLESS THE PROPERTY IS NO LONGER AVAILABLE.
